Airbnb: How the connection works

  • Use the Help option at the top right of your extranet login if you would like to access Airbnb's tutorials.

How to see if your property is live

  • Find the listing on the Airbnb login: Host>Listings.
  • Click Preview.
  • Use dates that you know are available when searching.

What do YOU need to do now?

  • Make sure you have verified your account with Airbnb.
  • Add or move photos around regularly to keep your content fresh.
  • Change or edit your cancellation policy directly on Airbnb, in the rate plan section: Calendar>Manage rate plans. Nightsbridge will send a default policy.
  • View your listing as a guest to ensure you are happy with the information displayed.
  • Airbnb accepts Campsite room types.

How availability works

Airbnb's calendar is an inventory grid, to show you all your rate plans.

  • Your availability from NightsBridge will be sent to Airbnb.
  • Once you have published this information, it will be sent from your NightsBridge Setup to Airbnb:
    • Minimum stays
    • Closed-for-arrivals
    • Closed-for-departures
    • Full closeouts

How rates work

  • NightsBridge updates the adult rates to Airbnb.
  • Basic and grid discounts are sent to Airbnb from your NightsBridge Setup  once you have published them.
  • Long stay, Early Bird and Last-minute  discounts need to be manually updated by you on Airbnb. You do this by adding an additional rate plan based on the rate plan in NightsBridge.
  • When you have a channel manager connected you will pay 14-16% commission to Airbnb.

How bookings work

  • New bookings pull through to your NightsBridge calendar with the booking information and guest details.
  • If a guest modifies or cancels a booking on Airbnb, you will receive an email notification.
  • If the guest is unable to modify a booking on Airbnb, please contact NightsBridge on [email protected].
  • NightsBridge will then ask Airbnb to cancel the booking without charging you or the guest.
  • The guest can then rebook using the correct details.
  • Airbnb does not share guest email addresses. More information on contacting guests here.

How payments work

  • You pay 14-16% (including VAT) commission.
  • Airbnb will pay you directly. No payments will happen through NightsBridge.
